Why Vancouver Snow Is Hard to Predict
Metro Vancouver storms usually arrive right at 0°C, so one neighbourhood gets snow while the next gets rain. Three patterns drive most of it.
A few hundred metres of elevation can double the snowfall.
North Vancouver, upper
West Vancouver and Burnaby Mountain often get snow while Richmond and Delta stay wet.
Vancouver snow is heavy and wet, and a clear night afterwards turns slush to ice.

How much snow does Vancouver usually get?
Vancouver typically sees well under half a metre of snow in an average winter, but totals swing widely from year to year. Higher areas like the North Shore and Burnaby Mountain see far more.
When do you dispatch snow removal crews in Metro Vancouver?
Crews go out when the forecast shows accumulating snow, before it starts falling. First Responder Units are staged on-site with equipment and ice melt, so work starts with the storm.
Do strata properties need ice treatment when no snow is forecast?
Yes. A clear, cold night after rain freezes walkways, stairs and parkade ramps. We apply Easy Ice Melt ahead of the freeze so ice cannot bond to those surfaces.
Why does the forecast show snow in Surrey but rain downtown?
Cold outflow air from the Fraser Valley reaches the eastern suburbs first, while ocean air keeps downtown and Richmond a degree or two warmer. That small gap is often the difference between rain and snow.
